Brewster Ranch and Rio Texaco:

The Future Home of El Paso Verse

Brewster Ranch, spanning 353,785 acres in Brewster County, Texas, stands as a premier candidate for El Paso Verse, offering a vast, cinematic, and historically rich landscape. As part of a structured development plan, the project could initially partition off 90,000 acres—a section identified as Rio Texaco—which includes five miles of Rio Grande riverfront. This area serves as the foundation for the first phase of El Paso Verse, providing the essential elements needed to launch an authentic Old West experience.

The remaining 263,785 acres of Brewster Ranch present a significant expansion opportunity, subject to negotiation and future agreements with the Texas Land Office, which owns the land. This phased approach allows for sustainable growth, ensuring that El Paso Verse evolves organically over time while maintaining historical and environmental integrity.

A Vast and Untamed Frontier

Situated north of Big Bend National Park, Rio Texaco and the greater Brewster Ranch capture the spirit of the 1880s frontier with their untouched desert plains, deep-cut canyons, rugged mountain ranges, and rare water sources. The landscape is a seamless blend of barren wilderness and hidden oases, making it an ideal location for both filmmaking and immersive experiences.

The Rio Texaco section provides an essential foundation for early development, including:

  • The first settlement of El Paso Verse – A historically accurate town built in phases.
  • Cinematic and practical water access – The Rio Grande riverfront offers unparalleled realism and survival storytelling elements.
  • A strategic foothold for expansion – As El Paso Verse grows, it can absorb additional acreage, ensuring a dynamic and ever-expanding frontier.

A Landscape of Cinematic Grandeur

The natural features of Rio Texaco and Brewster Ranch provide an extraordinary backdrop for an authentic 1880s world:

  • Expansive Desert Plains – Miles of open, arid land covered in sagebrush, mesquite, and yucca, stretching into the horizon.
  • Canyons and Rock FormationsTowering cliffs and deep gorges create dramatic Western visuals.
  • Mountain Ranges – Peaks such as Tres Hermanos (5,210 feet) offer sweeping high-elevation views.
  • Water Sources – The five miles of Rio Grande riverfront provide a rare lifeline in the desert, essential for both survival narratives and functional development.
  • Wildlife and Natural SoundscapesMule deer, bighorn sheep, coyotes, and hawks roam the land, reinforcing the authenticity of the frontier.

Texas Land Office Ownership: A Strategic Advantage

Brewster Ranch is owned by the Texas Land Office, meaning its long-term potential will be governed by negotiations and agreements that align with state land conservation goals. The initial 90,000-acre partition of Rio Texaco provides a workable, focused zone for early development, while potential future expansions could bring additional terrain into El Paso Verse, ensuring its continued growth.

Historic Foundations and Existing Infrastructure

The land has a deep-rooted history, dating back to the mid-1800s, when settlers, ranchers, and pioneers first carved a living from this untamed wilderness. Old homestead ruins, weathered cattle trails, and the remnants of early settlements remain visible, offering a direct connection to the past.

Additionally, the existing buildings and infrastructure across Brewster Ranch can serve key logistical roles during early phases:

  1. Support buildings for initial filming – Offering storage, crew housing, and staging areas.
  2. Operational hubs for early town construction – Acting as logistical bases before conversion into authentic 1880s structures.
  3. Long-term conversion into period-correct buildings – Ensuring a gradual transition from modern infrastructure to a fully immersive historical experience.

By leveraging these existing resources, El Paso Verse can accelerate its development timeline while maintaining a strict commitment to historical realism.

A Living, Breathing 1880s World

With 90,000 acres partitioned for the first phase, Rio Texaco offers a self-contained, immersive Old West experience. Over time, El Paso Verse will expand into the broader Brewster Ranch, incorporating:

  • Additional settlements and homesteads.
  • Camps, outposts, and lawless territories.
  • Ranching and agriculture to support long-term sustainability.
  • Remote hideaways and hidden frontier paths.

This phased, historically accurate expansion ensures that El Paso Verse evolves as a true frontier town would—growing from a small outpost into a thriving, self-sufficient community.

RECOMMENDATION:

The Perfect Foundation for El Paso Verse

Brewster Ranch—starting with Rio Texaco—is not just a filming location; it is the future home of an immersive, living frontier. With its unmatched natural beauty, historic significance, existing infrastructure, and strategic Texas Land Office ownership, it offers the perfect foundation for a world where the Old West is not just recreated, but reborn.

However our community need to be firing in all cylinders, in terms of scale, reach and Paso adoption, before we tackle this bohemuth.
